Crash pads or room for rent??

New hire here looking for short or long (preferably long) term living arrangements from the last week of November 2016 until at least March 2017. If the price & location are good, I'd look at staying on for at least a year, but probably more. Any input is appreciated, and thanks in advance.

So as a NH I am unfamiliar with the crash pad logistics. How do landlords generally run their "establishments"? Can I assume you have legal contract of some kind where you can reserve your space once you bid your schedule? Or are you renting the space full time even when you are not in Memphis. How does it work if you are sharing?

You rent the space month by month.
Some guys have a contract, some have a verbal agreement.
You get a single room or shared room, with your own bed.
No hot racking.
You pay the same whether you use it or not.

I know of a bunch of newhires over the summer who got together in groups of 3 or 4 (in their BI classes) and just rented apartments for 6-12 month leases.
Seems popular down over the border in Southaven/Horn Lake as well as out east toward Germantown. 20-30 minute drives to the training center either way.
