Although the pandemic has definitely tamed things, south beach has a fairly raucous reputation as basically being a bourbon street on the beach for tourists. From what I understand it used to have more class back when the modeling scene was still there, but that whole industry has left and moved on to other parts of Miami. The silver lining of all of the COVID restrictions is MB's mayor wanting to make some them permanent in hopes of cleaning up sobe per say. Apparently there is a push to permanently close ocean drive to vehicle traffic and roll back last call to midnight in an effort to curb some of the outlandish behavior from those coming to visit. They also want to get more of the arts culture back in MB and make it more family friendly. Of course all of this remains to be seen.
Personally I wouldn't make a move to Dade county until the pandemic is over, if it ever ends. The whole wear-a-mask-in-public-at-all-times rule is moronic and a complete pain in the richard. I got threatened with a citation last summer because I was walking 50 yards from my car in a fairly empty parking lot to the beach. Up in Broward county we never wear masks outside. Ever.

But yeah, the closer one gets to the water the crazier it gets. But in the area of Española Way, just south of Lincoln Road, I love it there.

Married, kids are out of the house (knock on wood they don't have to move back in), late 40s, have grown used to living in 2500+ sq ft new construction. Is there anything like that in Miami that one could afford when just starting out?

Where do you want to live? If your budget is >$1M and you’re willing to live near the Everglades in Miami-Dade or Broward then…maybe. If you’re willing to go north into Palm Beach County then your chances are better.
New construction near the city of Miami will be astronomical.

To be honest, I don't think Miami is worth the absurdly high price of entry for most people UNLESS:
A) You're in your 40s making north of $250k/year and want to date women twenty years younger
B) You and/or your wife are from South America and want be immersed in that culture
For everyone else, and especially the married dudes, Miami living is an all pain no gain type situation. I would seriously consider living elsewhere.

All great info, thanks. It's kind of what I was thinking, but didn't want to jump to conclusions. Good news though, mil retirement will be netting me $100,000 and wife's a pretty seasoned nurse. But yeah, I don't really want to spend everything we earn on just a house.
