So after getting hired at SWA, we moved from the Corpus Christi area to Denver and were looking for a home in the surrounding suburbs last year in Aug 2017. My wife came across Gina's posting on the spouses Facebook page. From our first meeting with her, we knew we found the right realtor. Gina is warm and friendly, well-versed in the Denver real-estate market, and understands the airline world very well. I wanted to branch out from USAA to see what rates may be out there for a VA loan and Gina recommended Marty Medve, so I gave him a call. Marty set me up with one of his loan specialists and it was all smooth sailing from there. he even recommended that I shop around loan rates (I did, Trident couldn't be beat). Randomly, we found the home we wanted on a lazy Saturday during an open house. Even though I had just spoken to Marty and Trident a few days before, Trident rushed out a loan pre-approval letter during the weekend. We ended up getting the house. Trident then gave use several loan rate choices with various concessions. I never got anything like that from USAA or any other broker. Trident Loans was on top of their paperwork game the whole way throughout and the process was pretty seemless. I'd like to second what Marty has said about Gina. I had the pleasure of using Gina to sell my existing home, and purchase my new home. Gina was excellent. We had looked at a home over a year prior, and it sold the next day. Gina mentioned that she'd follow the builder, and let me know when he was building his next house. As she said she would do, Gina called one day and told me he was going to build again. With out her dedication, I wouldn't be in my home today. Thank you Gina, greatly appreciated. Another positive review for Trident Home Loans! I reached out to Marty after the loan company I was working with waited towards the end to try and lock me in with an absurd interest of 5.3% in FL. Marty got me in contact with Jon and Elena and they started working on my case immediately.

I was blown away by the fact that they got me a great interest rate right off the bat, they handled EVERYTHING for me including translating some of the required documents (the other company told me to pay someone to translate), and were able to work through all the setbacks associated with the loan application process WHILE I was on the road and hard to reach at times. The peace of mind I got from all of that was worth it’s weight in gold since I knew I was being taken care of. Let us know if we can do anything for you. We’re also giving free AVM (automated valuation method) appraisals for you guys to help you determine what your house is worth or what a good offer range is on a place you're looking to buy. Physical appraisals are the best but cost $450-750. An AVM can get you to the 90% solution. They can even be accepted in lieu of a physical appraisal on some streamline refinances. AVMs are based on comparable sales or houses on the market in your area which is what an appraiser runs their numbers off. I think this will really help you guys out get top dollar when you sell and not get ripped off when you buy. It'll also help you to determine if you can do a cash-out refinance to pull some equity out or get your mortgage insurance removed. Happy to do this for you guys!

Just closed on my house in Dallas and used Amy Stuhr Paterson at National Bank of Kansas City. It’s my second time using her for my financing and I couldn’t be happier!
Hassle free, quick and always responsive, she understands Pilot pay and is married to an AAL pilot. Also, she’s terrific with VA loans, easily handling my VA recertification.

Pilot spouse here. We just closed on a house with Trident Home Loans, recommended by Tracy at Aviation Relocation. We worked with Jonathan and Bri and they were fantastic! BOA screwed up our loan- a month in our DTI was suddenly a problem because they couldn't calculate pilot income and we were going to lose a big earnest money payment. BOA was incredibly stressful to deal with. Bri worked hard and got our loan cleared to close BEFORE the closing date. And they did everything they could to take all the stress off of us. We have never had a stress free lender experience before Trident, so we highly recommend Trident.

Thank you Ma’am! Jonathan and his team are doing a great job on all our pilot referrals. As a major airline pilot he gets it and he has built a great team to handle all the little issues that most lenders screw up because they aren’t familiar with pilot pay. I contacted Marty as a direct result of the referrals in this thread. He was great to talk to, definitely relates to us since he is one of us, and handed me off to Jonathan and his team.

Jonathan, Bri, and Lisa have been nothing short of awesome. I have some credit issues that they advised me one, we got preapproved incredibly quickly, and they have made the process from offer on a house to (almost) closing quick and easy. Since I'm overseas the vast majority of the time, my schedule gets pretty screwy. They have been quick with responses to questions even late at night on weekends. (Which was not expected or needed, but much appreciated.)

I expect to close in the next week or two and will follow up then, but I wanted to clear up the air from the previous posters comment about a fly by night operation. Marty's company is the real deal and it's obvious he has worked hard to set it up to serve us, his target demographic.

I'd like to take the opportunity to put in a huge recommendation for Amy Stuhr Paterson from NBKC. This was by far the easiest and smoothest mortgage process I have ever been through. Amy was incredibly helpful, knowledgeable, and patient throughout the entire process. She got us a fantastic VA loan rate and helped us throughout the entire process. I am an airline guy coming off of long term military leave so I wasn't sure how qualifying was going to work - but she was able to navigate those waters flawlessly! She was always quick to respond to my questions and she kept me informed throughout the entire process. An added bonus is she's now affiliated with Costco so if you're a Costco member, you'll get an even better deal! I will absolutely use Amy again in the future if I find myself needing another mortgage. We closed on my new house last week. No last second issues, they timed the closing perfectly to work out between trips, and as before, nothing but praise for these guys. Fifth house I've bought over the years and by far the easiest...

Thank you Sir! Ashley is awesome! We’ve been doing loans for fellow pilots for 10+ yrs and got this down to a science along with the underwriters we’ve educated along the way. We also undercut the competition with our rates because we make our airline salaries too and aren’t greedy. We’d rather be relational than transactional...we don’t advertise and just live on past client referrals like yours! Really appreciate it and congrats!

We've been doing a ton of refi's. Best deals are on VA loans because of the streamline IRRRL and low government rates. Refi closing costs vary state to state, but IN, IL, MS, WA, KY, NC, CA, SC, and AL are some of the super cheap ones. We've been able to pay all the closing costs and still lower guys down to the 3.125-3.375% range on a 30yr depending on the state. Worth exploring if you're about 3.875% or higher.

Conventional loan refi's are something to consider if you're in the high 4% range. Rates are in the 3.625-3.75% range for 30yrs and 3.125 for 15yrs with no points.

Let us know if you want to explore it. We can do a quick check of the numbers without any big paperwork exercise or credit pull on your part. Just need a little info and if you like the numbers we'll do the paperwork and if not no harm or foul. Just gives you piece of mind that you're already sitting good where you're at if the numbers don't make sense.

OK, solid plug here for Trident Home Loans, and specifically my loan officer, Jonathan Kulak. For all the folks separating and going to the airlines, this is huge. I was an active duty major, flying C-17s out of Charleston, making $120K/yr plus, 800+ credit, plenty of money in the bank, and got hired by Delta as I came up on my separation date. I wanted to move to Peachtree City, GA and start my new life. All sounds good to buy a ~$400K house... right? Wrong. Here's the kicker: If you're within a year of separation, mortgage companies will not consider your current income as they calculate your risk for a loan. Most mortgage companies will say that you need a pay stub or two from your new job in order to pass the underwriters. This is a major problem for separatees, especially those with Conditional Job Offers (CJOs) who don't even have a start date. I shopped over half a dozen mortgage companies looking for someone who could help me. Some companies asked questions about how I expected to be paid... training pay, followed by flight pay? Totally didn't understand. One loan officer was like... "Ok, you'll be part time in the reserves, and part time with an airline? We need full time employment." Most guys don't get our industry.

This means that you can't buy a house and get settled in before the transition. I didn't think getting a loan would be a problem, but it was a major source of stress throughout an already stressful time. Enter Trident Home Loans.

These guys specialize in working with pilots, and understand exactly how the game works. Here's how they worked with me to get me a loan: I could go down option A: Get a start date with Delta, and then they could look up all the training pay/pay scales and could grant me a loan on the strength of my CJO (conditions met, and start date granted), or option B: Get a letter from my reserve unit estimating how much my annual income would be. I was still waiting for my start date, so I went with option B. Trident even sent me an example letter that I could fill out and have my reserve unit sign. I closed 19 Jul 19 on a $420K house (10% down on a 30yr VA in order to bring the funding fee to the minimum 1.25%, and financed about $385.) I got 3.25% for a 30 year fixed and $2,200 cash BACK. You read that right. No funding fee, they paid ME and still gave me that interest rate, on the strength of a letter from my reserve unit. If you have any questions, hit me up and I'll answer them. Totally legit operation. Awesome communication. There are a lot of fine lenders out there but we definitely know pilot/military mortgages. They are our bread and butter with Marty, Tim and I being former military and current airline pilots. We will certainly work our butts off for any of you guys. We see quotes from all the big national lenders and we rarely loose to them rate/deal wise. We just price more competitively because we don't need to make what they do...we have little overhead and we have airline pay.

I’d advise people to be careful about this type of stuff. We’ve been in the mortgage business for 12yrs and have seen a lot of pop up websites like this. By law all lenders are required to have multiple licensing disclosures on their website which this one does not. Additionally all lenders have to be licensed through the National Mortgage Licensing System and Registry. You can search for lenders on the website below. You’ll see “Home Loans for Pilots” is not found.

This is the company I used to get a jumbo loan with very little down.
Irini Ronen-Lulu of East Coast Mortgages. She was recommended by a pilot friend of mine that’s into commercial real estate because she and her company understands the salary confusion stuff we go thru. I simply filled out the financial disclosure form and they handled the rest. I received Pre-approval email within hours of our first conversation. She put our finances into a computer program that gives accurate solutions on improving credit within a certain time frame to get better rates prior to closing. I was already a home owner and I also own investment properties so this wasn’t my first go round with brokers and lenders. I’ve had loans with countrywide, Bank of America, and Quickin loans. This by far was the very best company and person I’ve ever done business with in real estate. We did our due diligence called around a few other companies and if you know anything about Jumbo loans they are not easy to get. She’s the only one that was able to get what we wanted under the terms we were looking for. I cannot day enough about her expertise, experience and professionalism.

I don't usually write reviews, I think good customer service should be the norm. This experience was so good I think it warrants one.

We recently closed on a house and honestly, we couldn't have done it without the help from Jonathan Kulak and Trident Home Loans.
As a regional FO, having a pilot on your side who understands how we are paid, and can work with the underwriters so they understand it too, is priceless.

Jonathan also has an amazing team working with him, and they all deserve the same praise. They replied to any questions I had, usually in a matter of hours, even outside normal office hours.

Not only is their customer service outstanding, but their rates are good too. I went through a few online rate comparisons, and they all pretty much said "well, it looks like you have a great rate so we can't compete with that".

10+ points for Trident.

Thank you and congratulations on closing! The problem with a lot of lenders/underwriters is they just don't see pilot pay that often so they don't underwrite our income correctly. They love to try to use a 24 month variable income average which isn't accurate at all based on our CBAs. HR at most airlines also doesn't do a good job with the verification of employment documentation either which makes the problem worse. Being airline pilots and doing loans for thousands of pilots over the last 13yrs is what makes us different. We appreciate you trusting us with such a big purchase! Let me know if you need anything in the future.
