Do not take a family to live anywhere between Jupiter and Florida City.

Uh, did you read my blurb above....?
I live in a nice neighborhood, on the water, 10 minutes drive from KFLL, no fixed bridges to the ocean and excellent hurricane hole. This is a pilot ghetto, we are bunch of guys on the canals here and we get together frequently, usually we pick up dudes on a boat, with a 6-pack of beer and have a blast cruising around, getting away from wife’s and *****ing about work. On Every street and canal we are 3-4 pilots, and we all think alike. Prices starting at $500k on the water in this ‘hood, called the Citrus Iles, ever street has a fruit name. I am on Guava Isle, FL 33315. SWA guys, UAL guys, Spirit, JetBlue, Corporate, all good. |

Was interested in this area as well, I'll be moving to Lauderdale in the Fall. I'm more familiar with Stuart and Martin County. Just curious, how long does it take for you to get out of the river and do some decent boating? and where are decent day trips to take your boat out?
I have 2 boats: A 17’ Cobia skiff for river and canal cruising, and a 28’ Albin for the Keys and the Bahamas. From my house it takes :45 to the ocean, or :35 to the ICW. Decent day trips can be anything around here, too many choices. Lots of bars and restaurants with free dockage. Take the boat out for lunch or for dinner. Or both. Biscayne Bay is good with unlimited free anchorages and plenty to do. Bahamas is 4 hours away in a powerboat and 10 hours in a sailboat. Love it over there. Clean, clear water and great seafood and rum. SE Florida is a dream for boaters, a Waterfront home makes it that much better. |

Thanks for the insight, just worried I won’t be able to afford the boat once I buy the waterfront. I believe we call that a catch 22 😉
I got a 2/2 condo with a 65 feet dock for rent. Gated community, club house and pool. Impact windows and doors. $2k per month. Long term. 10 minutes from FLL. Rio Nuevo Condominiums. |

I’ve had it with commuting...have been doing it way too long. So I’m very seriously looking to buy a house and move the family to South Florida. Seems like there’s endless options, but what I’m currently contemplating is the Jupiter/Tequesta area. Also looking at Stuart, Port St. Lucie, and Palm City. Probably can’t afford to be on the water, and no immediate plans for a boat. But would love to be able to ride bikes from my house to waterfront parks and restaurants/bars.
I would really appreciate everyone's advice/input on the following issues, or any other suggestions about where to live.... Do home prices generally decrease as you go further north of FLL? How is the commute on I-95? Is it super-congested? Google Maps says about 1:15 driving time from Jupiter to FLL airport....is that reasonably accurate? Are the schools better/worse in any particular area? My two kids are 11 and 13. Any other issues I should be concerned about? |
. I lived in West Palm beach from 2014 to 2017 and loved it... also a lot cheaper than FLL If not, how was the rush-hour drive to FLL or MIA? |
I was in Deerfield Beach until a few years ago...90% of the trips when I lived there started before or after rush hour, a handful finished during rush hour (which was always fun but doable). The 10% were a pain, but knowing that I planned to leave the house about 1:00 to 1:30 (normally I left about :45) before show time. Only once in 5 years did I have a problem, and 95 was closed due to an accident and I didn’t move for about 3 hours, scheduling was good and I called them, per their request, every :30 to update them. Multiple crew members were stuck, nothing anyone could do.

That is great if you were based in PBI.

Do you like heat, traffic, crime and crappy schools. I lived in Florida for twenty-two years and finally moved out. I grew tired of people that can not drive and eight months of summer. Schools are tough because you may find a district with a good grade school but then have a bad high school. I know commuting sucks but ask yourself if you would rather live somewhere that you do not have to worry about your family when you are on a trip. I miss saltwater fishing terribly but not the rest of the garbage I had to deal with. There is no sense of community in Florida because everyone is from somewhere else. Driving in Florida is outright dangerous. Hurricanes seem to be getting worse every year. It is no fun having to get home and trying to board up and evacuate when the weather is going downhill. It was an adjustment getting used to winter again after moving but at least I do not have to do yard work in the winter. There is no income tax in Florida but property taxes, homeowners, and car insurance is expensive. South Florida has the highest rate of car theft in the country. These are facts of life living anywhere in Florida. Good luck with your decision. I try to look at things on the positive side but these are things you will deal with living there.

I second Parkland. It’s an upper middle class area out by itself. 25 minute drive to the employee lot. 4 bedroom houses start at just over $500,000. That’s a good thing because it keeps the scumbags out.

When I was considering South Florida, I found some new home communities in Lake Worth, West Palm Beach, Boynton Beach, and Royal Palm Beach that have decent public schools and location. The buy in is $350k-$500k +. The furthest from FLL was Royal Palm Beach. I left FLL at 09:00 and pulled into the community at 10:06 using I595 and the turnpike. Returning took a little longer because I drove toward the coast and used I95 and US 1, about 1:25 total. A lot of traffic lights that direction.

Not selling anything, not a realtor. Pilots like their toys including boats.

You are 100% right. With rates low anyone can get a loan for $350k. I mean anyone! Go north of $500k!! The resale market will be better when you decide to sell.
