Amen! I'd never go back. I lived down there for years. No state income tax but they find ways to get their money out of you. $700 for plates! Insurance is very high and Schools just suck! You'll need to send your kid to a good private school or your kids will be going to Junior College!

I second Parkland. It’s an upper middle class area out by itself. 25 minute drive to the employee lot. 4 bedroom houses start at just over $500,000. That’s a good thing because it keeps the scumbags out.

When I was considering South Florida, I found some new home communities in Lake Worth, West Palm Beach, Boynton Beach, and Royal Palm Beach that have decent public schools and location. The buy in is $350k-$500k +. The furthest from FLL was Royal Palm Beach. I left FLL at 09:00 and pulled into the community at 10:06 using I595 and the turnpike. Returning took a little longer because I drove toward the coast and used I95 and US 1, about 1:25 total. A lot of traffic lights that direction.

You are 100% right. With rates low anyone can get a loan for $350k. I mean anyone! Go north of $500k!! The resale market will be better when you decide to sell.
