The training contract or bond begins after you pass your checkride (Last Simulator event).
Also, as for enforceability, I really don't know how they can fully enforce it. I mean how many people have 10,000 to 12,000 bucks lying around that they can pay back to Compass within a month of leaving Compass. That is close to half of your salary for the entire 1st year. They would have to work out some kind of payment plan I suppose.
