Shifting my focus around a little bit. I liked several neighborhoods off of Muldoon.
I've got a house for rent near the south end of Muldoon, much nicer area (though still pretty close to some not so great areas). Awesome location though, convenient, low crime, great southern exposure and awesome view of the mountains. Right near the Ft Rich maneuvering area (which you can enter with a free pass, lots of great places to rec in there).
10min from base gates, 5min from Costco (critical), 2min from Carr's, 20-25min from the airport, 45min to Alyeska, 2min walk to Ft Rich land.
