I’ll toss in various spots within DC. Lots of new construction going on in various parts of the city. The Wharf, around Nats stadium (the Yards) U Street and Shaw areas, and even NW DC where I am at, the old Fannie Mae HQ is being turned into a complex called City Ridge. Other then around the mall and the ball park, DC is really a bunch of neighborhoods so it doesn’t feel like you are living in a big city.

I love living in the city (no kids) so schools aren’t a concern. Walk or metro or uber to the things you want. And DC always has events going on to experience. And all the dining options. It really has become a foodie town compared to 20 years ago when we moved here.

For me it’s about 15-20 minutes to DCA (longer at rush hour of course) and 40 to Dulles parking with never having to get on the beltway(add 30 minutes to get from parking to ops). BWI takes 45 minutes but again depending on rush hour on I-95 could take much longer.
