I'd skip the tires. Most people overlook tires since it doesn't translate in photos. And if I found a car I wanted, I wouldn't let tires get in the way of buying it. Plus, tires can be a personal choice. I would rather buy a car with bald tires and use that to lower the price and by tires I actually want.
Completly understand your point - I personally feel a lot better about the purchase if I see new/nearly new tires on the car. It's an expense I don't have to incure right away, and if I see something like sport cup 2s or the like - I don't worry about whether the owner skimped on oil changes or other preventative maintenance either.
Good luck with the sale! MX5s are sweet, I'd rather drive one of them fast than about anything else on the market slow.
