I lI've on a 9+ acre compound but go to Manhattan 2-3x a month. I see how bad some parts are, and what's nice as well.
But yes NYC outside the rich/tourist areas is pretty rough.
I remember picking up produce in Hunts Point in the 90s. That will get your attention.
