Man it has changed. I lived in Dickson for a while. Was dirt cheap, pleasant folks and the drive to BNA was 45 minutes. Now the influx has driven the cost even out there pretty darn high and the drive to BNA is significantly longer. People don't seem "Southern" as much anymore either, maybe the transplants are from less friendly places.
