2 small kids that will be in the public schools in a few years. Wife's job is on the SE side of the city so we're looking to minimize her commute. Budget: FO pay, I hate big house payments

If you want to stay SE of Atlanta, once you past I-75 and Morrow, It's much nicer. And the traffic in the morning is not as bad as anywhere else in the metro.
