Gotta have friendly inhabitants, first and foremost. Weekly cleaning services, free washer and dryer, HD TV hookup with the appropriate channels to watch any sports team you want and DVR, high speed Internet, nice parks and running trails and possibly the beach nearby, close to mass transit and the airport, with awesome eats close. Bikes there available to use and a nice pool. Not too many people and plenty of space to keep a few things there. And most importantly, cheap.
