Yes, this has already been pointed out, I missed that part in the post I was responding to.

Just wanted to make sure you understood before you posted your one hundred and seventy seventh thread about how pilots shouldn’t need to have 1500 hours to obtain an ATP certificate.

I would never in a million years run a rental property in an overtly Blue State. You can't kick them out, the State will most likely always resort to renters not having to pay with every economic downturn... And I suspect at some point a place like California will claim eminent domain and just give your rental away as a reparation for you personally enslaving a certain demographics ancestor.

There is a State Congressthey (he/she) in HI that introduced a bill where anyone not from HI isn't allowed to profit off the sale of their home.

Rentals-tenant land lord law.

Self storage - lien law. Big difference.

Good point. I think I want to do a boat/RV outdoor storage facility

You could also add these https://boxwell.co

We’re adding these to our current facility, should be here soon. Ordered three months ago.

I cant imagine dealing with tenants. Maybe buy a share of a real estate investment group.

I would recommend you look at REITs (Real Estate Investment Trust) or better, hire a property manager to handle 99% of the work.

I like the storage unit idea. Just need to be in an area that’s available and affordable. I live in LAS and I don’t think you’d be able to do a Ma and pa shop with all the big name companies here. They are popping up all over here.

I’ve owned multi unit rentals since 2009. It’s been very profitable and helped me create a pretty good net worth. The key is to buy them at reasonable prices. I sold 2 of them in 2021 when I’d get calls out of the blue if I want to sell and made a lot $ and paid off my house. I kept the 2 newer ones and those will be my retirement income.

As far as hassle goes, I manage them myself and have reliable plumber, electric, hvac people. I’ve had water leaks, a small fire, a police raid, and my favorite - a domestic fight that lead in a stabbing death . Pools of blood everywhere. I learned there’s companies that specialize in that cleanup. The one I used is named appropriately- Aftermath!

I would have burned the house down and start over.
