A base in TX and a base in FL would be a good place to start. Relative to NYC, LAX, SEA, BOS, MSP, and SLC there are many more affordable places.
Have you looked at the recent price increases in FL? TX cities? It’s not the Mecca you think it is.
And before you talk about no taxes, look at insurance rates and property taxes. Not everything is greener on the other side.
