I do the rental property thing. It's not exciting or glamorous but it is easy (most of the time) and having someone else pay for you to build equity is great. I use a managmemt company which eats into profits some but then all I have to do is cash a check each month.

Ask anyone who has had a medical issue or lived through a furlough, diversity isn't a bad thing. Plus, there are plenty of reasons to work aside from total income: intellectual curiosity, income diversity, financial independence, etc. Most seem to get into the rental game and enjoy it. Some have gotten more creative and bought businesses or consult on the side. Ran into one dude who was a motivational speaker, it was a pretty cool story.
