Fewer taxes in MS but My family enjoys Germantown and Collierville community. All the shopping you need and want to buy local. Bit more of suburbia but the services are better.

Fewer taxes in MS? How’s that?

No state income tax in TN. MS is 5% over $10K.

TN also has lower effective property tax compared to MS (0.65 in TN vs. 0.79 in MS).

MS has a 7% sales tax compared to 7% in TN.

So it sounds like if I buy an inexpensive house, I'll pocket more money living in TN. I'll save on income taxes and won't have huge property taxes since I won't be buying a McMansion.

Absolutely no freaking way. I live in TN and yes MS has some nice land available, you're going to pay a lot more in MS than in TN. It's simple math.

McMansion or not. You will spend $100-300K more on a home up in Germantown, Collierville, Piperton or Eads.

You can’t really go wrong either way. Cost of living in TN or MS will be a lot less than you’re currently used to in NY. If you want to be in an airpark we have one or maybe two of those within reserve callout distance of MEM on the MS side. Not sure about the TN side, but you may be looking at getting out to Fayette Co. for something like that. Hangar space is really difficult to find. It’s one of the reasons we chose to live in an airpark. I don’t have an airplane yet but when the time comes I don’t want to be scrambling for hangar space. Plus, I don’t have to drive to an airport to fly for fun. Just a few steps out my back door and I’m in my hangar. Check out H75 on airnav.com. Swing by some time when you’re in town and take a drive through the neighborhood.

We chose MS and couldn’t be happier.
