Hasn't everything gone through the roof in the area? We've been looking to move there, but can't find a decent house in a neighborhood we like for under 600k, and then you have the ridiculous HOA fees, property taxes, etc.

I would do this in a second if the river hadn’t gone to complete crap over the last 15 years. The Indian river lagoon and banana river are so polluted and dead that having a boat and living on the water is useless now. It being a very red area means nothing will happen because it will require legislation that costs homeowners money and probably tax increases for a solution. I want to move to satellite beach badly but only if I can live on a non-polluted river.

I agree that the space coast is where it's at. My wife and I spent a lot of time looking in every direction from MCO up to an hour away and driving our real estate agent nuts. We ended up in Titusville. 4 bed, 2 bath, two and half car garage with a big backyard and a screened in porch for 295,000. Close to the National Seashore which is awesome. There are lots of parks in the area, boating, beaching and downtown Titusville is pretty cool too. Orlando, Daytona, Melbourne, and New Smyrna are all less than 45 minutes or so. I've been super happy here. Oh and if you are in to cruises the Port Canaveral cruise ports are like 30 minutes away from Titusville.

I've been living in Volusia County and based in MCO or commuting out of it for nearly 25 years. As stated above, avoid anything that requires regular use of I-4. The 417 used to be virtually traffic free 24 hours day but in the last few years is starting to resemble the I-4 of 15 years ago. I live a 45 minute drive or a one hour Sunrail/Lynx commute from the airport. This works for me as I only go to work once or at the most twice a month nowadays. We never have to deal with the Orlando tourist or crowds but have easy access to all of the things over there if we want them. My wife and kids often pop over to the Theme parks for just a few hours and family and friends have easy trips over when they visit. Same for the beach. 20-30 minutes and a free beach pass means we are over there all the time but when Bike Week, the races or similar events happen we don't deal with the crowds. Once you cross the St. Johns river home price get considerably cheaper until you get within 5-10 miles of the shore.
It has been good for my family. Know this though, even visiting for a week in July will not adequetly prepare you for what living with the Florida summers is like. I hear people say all the time how they like the heat. It is not the heat in Central Florida. In truth it rarely gets above 90-94 degrees for more than a few hours due to the afternoon showers. The humidity on the other hand can sometimes be so oppressively you almost think you'll drown in it. It will start in APR/MAY and will not break sometimes until early NOV. It's not for everyone so do your due diligence.
