High property taxes? In Florida? I have 12 acres with a house and I pay $1600/year. Zero state taxes. Deductibility of state taxes still means that you are paying tax albeit "locally" rather than to Uncle Sugar. It is not a net benefit to the bottom line.

Property tax based on your purchase price so newbees can get hit hard with property taxes, insurance has come way down, but if hit with hurricane your deductibles are high. still think its a better deal then NYC area or GA. More fun to if into sun, fishing, boating beaching year round.

no matter how you put it commuting is hard and bad, you loose days of your life and driving to work would be nice(maybe not in NYC). I choose to commute because I love were I live and as soon as I move they probably will down size that base and in return I will commute from so place I do not want to live. Been doing it over 20 years, just becomes part of the job.

Live within your means. Easy. If you can't afford that big captain house on probation, well then don't buy it. I am hearing very small violins when I read your missive.

Heck, I couldn't afford a big Captain house when I was a CA. We (my wife) have 7 horses.
