Default VA first time home loan experiences

Well I'm finally closer to debt free and I am finally looking into buying a home for myself and son. I have a my VA home loan COE and looking to see if any of you have had experience through the process or for those of you in the ATL area (newnan/PTC) had good experience with certain banks and realtors in the area friendly to veterans.

I guess I was surprised to find Delta CU doesn't do VA home loans, when they serve a lot of veterans in their business. Granted the experience maybe similar to regular home mortgages, but hopefully there are some veteran advantages in GA that I do not know about and maybe even some gotchas.

Do a search on the interwebs. Bottom line - your loan is more than likely going to be packaged and resold to one of a few major banks. Go with a reputable company who has a low rate. Your local bank may or may not fill the bill. I used veterans united and had a great experience with them and they were a half point lower than usaa without a lot of the dumb fees. Shop around. Google mortgage is a good place to start.
Three months later my loan was sold to Wells Fargo and they have been fine as well.

I'll second the 'Veterans United' recommendation. I worked with them this summer & they were competitive. Don't marry yourself to one lender though... once you have all your paperwork squared away & you're pre-approved and actively shopping around it's easy to contact other lenders for rate comparisons.

Get a traditional loan if you can afford it. 15 years. You will get a better interest rate.

Not sure if I can link to another forum or not, but there is a 10 page thread on VA loans over at Baseops dot net. Here is your free summary: National Bank of Kansas City has incredibly low rates on VA loans. Blows USAA out of the water. I'll put in a personal plug for Dave Devine over there. I have closed a total of three loans with Dave. They get it done quickly and cheaply and walk you through the process from start to finish. There are literally hundreds of satisfied military folks raving about these guys over on that forum. And yes, you can close on property outside of Kansas City. Two of my loans covered my home in Louisiana, and the other one was a refinance on a rental property in Omaha.

I used National Bank of Kansas City and have been VERY satisfied so far with their service.

This is my fifth home purchase, fourth using VA, and they have been the best so far.

Don't forget that any level of disability rating gets the funding fee waived.
