You may have been assigned a loan officer who is not as familiar with the airline industry. My husband is retired A/F and a commercial pilot and almost all of my borrowers are pilots. We got a nice little rate dip this week and I'm taking advantage of it to lower rates at no cost for as many VA borrowers as I can.

If you are over 3.625% on a 30yr VA that's still your primary residence, email me to see if I can make a NO cost VA IRRRL work for you. I just need your state, VA Disability status, credit score and loan amount to run a quick quote.

I can also do No cost IRRRLs on previous homes that you still have a VA on but use as a rental now. The rate would just be a little higher but if your sitting above 4% it'd be worth looking at.

Another vouch for NBKC! Contacted PilotWife2 and she was able to do more in a few hours than my previous lender was able to do in a month. Highly recommend them to anyone in the industry thinking of or in the process of purchasing a home.

620 for pretty much all mortgage products these days. I have an underwriter that'll go down to 550 with a 10% down payment. It's not typically the credit score that disqualifies people it's how recent the derogatory things on the credit report occurred.

Can't accurately say without knowing your specifics. Depends on the credit score, loan amount, down payment size and location. Also could go FHA which has lower rates than conventional loans. If you PM, email, or call me with those details I can give you a good idea on the rate and what would be the best deal based on your specifics in about 5mins.

2) Buy after you separate once you start getting your airline training pay.

Option 1 is easy and there won't be any questions asked or larger down payment required because an officer has an indefinite DOS until your separation package is approved.

Option 2 is something we do all the time. It won't require a larger down payment assuming you're doing a VA. The break in employment isn't an issue because you've been in the same line of work (pilot) for more than 2 years regardless of who you fly for. Training pay is typically around $5K which usually allows us to qualify someone like you for around a $2.8K mortgage payment once you start training.

You run into a problem if you have a date of separation and haven't got a job offer from an airline yet or you separate prior to getting hired. We can even work it if you have a separation date approved as long as you have a verifiable job offer from an airline.

Getting a mortgage is like passing a flight physical. As long as the paperwork looks good during the 30-45 day closing window no one is going to care what you do after you close as long as you're making your payments.
