I live in Olive Branch and north of Goodman (302) South of Goodman is growing but there are some nice areas north of Goodman along the Germantown Parkway.

It’s feasible but the best way to do it is drive to CAE and catch the nightly FEDEX bird from CAE-MEM. Many get tired of that and move to Columbia but Charleston is way better obviously. Greenville seems like the best of both worlds, easier commute (like CAE) and better than Columbia.
