DC3, I have been in MEM for almost 13 years now and it is not as bad as a some guys make it out to be. Shelby Farms is a great park with lots of space for jogging, mountain biking and letting your dog run. This park makes living in MEM enjoyable. By the way, the lake out there is a mudhole -I would not step foot in it.

As for most other outdoor activities you need to go out of town. There are some great lakes and rivers in Arkansas that are good for boating. You have the Spring river, the White river and Little Red that are good for kyaking, canoeing and has some of the best fly fishing in the country. You can hike and I believe rock climb in arkansas.http://www.arkansas.com/ [/URL] They have a great website showing what to do and where to go. I go to Arkansas often since my wife is from Arkansas. The lakes in west TN or Mississippi are only good for bass fishing or catfish noodling(redneck sport), which is why I do my triathlons in Arkansas. There are at least 3 or 4 a year in Arkansas within 3 hour drive of MEM.

Since you might be looking for someplace to live that is maybe within driving distance of mem, look at little rock(2 hours). Very progressive city with lots of bike trails and parks. People in memphis think your a commmunist if you ride a bike on city streets. In little rock they have bike lanes.

As far as memphis restaurants. Memphis has GREAT restaurants. In the loop of memphis there are very few chain restaurants other than fast food. Some to try when in town are: McEwens on Monroe, Stellas, Lolo's table, Felecia Suzannes, Belmont (best burger ever) Half Shell, Tsunami, LuLu grill, Ciao Bella. The guys who say there are not good restaurants in memphis are the guys who only leave Collierville or Germantown to go to the airport or the guy who eats at KFC when in Milan Italy. I have flown with many guys who have not been downtown in 20 years.

If you dont have kids live in downtown. If you do have kids, you can do it but it takes a little effort. There are great places to run and walk dogs downtown on mud island or tom lee park and you have beale street, grizzlies and the redbirds and numerous bars restaurant for entertainment. Downtown is where most of the young people are moving to when they come to memphis, especially if they are coming from outside the region, nless they are fedex pilots, then they move to collierville or germantown.

Less than three miles away you can get almost the same house on 5 acres with a quarter of the taxes. Use the tax savings to put your kids in private school of choice and wala. SpringCreek is definately nice, but you talk about keeping up with the Jones'. I think a membership to SC is 100K and it doesn't even have the amenities of Wyndyke as far as family is concerned
This is more senior management neighborhood rather than WideBody Cap, of course unless you want to live paycheck to pc and have to ***** every chance you can just to keep your head above water.

They break the area down 400k min, 600k min, and 800k minimum
But, the 400k minimum is really about 550k. We got a 1/2 acre cove lot in the Village (the lower end, $135 per square foot). Wife is the $$, I have still not recovered from the paycut.

You got the biggest lot in the neighborhood then.........whats the association fee there? It looks like most of those homes sit right on top of each other..........

Gee, hi end in Olive Branch is around $105/sq ft. Glad you like Collierville.

As the only non-comm pilot, I can advise that the above posts are all correct.
My wife's a school teacher and she can attest to the horrible school system. But its really not the school so much as the kids in it, so putting trash in a privatet school will - - bring down te school -duh!
I live in that Hacks Cross area , in fact DIRECTLY behind the new high school; football field, baseball field. its like a college campus.
My house is really big, corner lot and the taxes are low. Gotta realize I'm from te northeast, and I work in NY now. It actually works out to be cheaper to commute than try to live up here. So, guys, dis MEM all you want, but wher else in the country can you get a 3b-2ba-2 car 1/3 acre lot for 130k and 1400/yr in taxes? NO WHERE!
Oh yeah, did I mention the ladies of memphis? Its like south florida - only dumber.! Not that that sort of thing interests me................

I highly suggest your family come here, RENT a house for awhile.
Really, RENT. This way your family can decide whther or not they can take it here. Oh yeah, be prepared to be asked to go to church every day by your neighbors and judged if you got one they dont go to. Woe is you if you say Catholic.
Crime? just be smart, im from the bronx like Vito so I can feel when something is amiss, so just use common sense where you drive, park, eat, etc.
Youre a fedex guy now, you make the 300k so spend the extra to check it out.
My family and I are hoping to leave, if that tells you anything.

The HOA dues, as we were told, was about $50 a month. There will be a pool and tennis court. There are no Collierville taxes, plus if you have it built and bypass the real estate agent it can save you 30k+.
Let me know if you need information, I know two FedEx guys that are seriously looking at building out there already. FYI as soon as the highway comes out there they are moving the St. Jude Tournament to Spring Creek.

Although in MS you do pay state income tax and high fees on car tags. But, I don't know. What are the state income taxes in MS?
