I have not found the biz yet in which you put out your hand and people fill it with money. It does take some effort. My most succesful so far were a car lot and a construction company. I'm mulling over the idea of getting into the bootleg concert t-shirt business though.

Btw, it's where i met my wife and where she now works. She took over 50% cut in pay to go there but we've loved every minute of it.

Why does vacation only pay 21:00? We only get paid our daily minimum for 4 days? The office employees get 9 days off and paid for 5 days. Our vacation should be a minimum pay of 26:15 to put us in line with the non-union employees. We should also get a block of 9 days off.

Owning real estate is my personal favorite. Location, location, location is the mantra, but investing based on cash flow, cash flow, cash flow is the way to go. The location will help with the cash flow. If it doesn't provide positive cash flow every month after accounting for vacancy factors, replacement reserves, management costs, maintenance, etc. find another property even if it is a "good deal" in a "great location".

Real estate comes in all shapes and sizes from small single family homes to apartments, storage units and trailer parks. It's a slow process to find a good property, which is why I don't own much. But it's just enough stability to vote "no" on a bad contract.

When I lived in Texas I was doing remodeling property development etc. I ended up keeping and owning 14 houses that I rented out. Mind you they were in the 225K and below range, but it more than paid for itself. I sold it off when I moved to ATL. Trying to manage those sort of properties is impossible from a far. You need to be hands on, and close. Paying someone to manage and then fix/maintain these types of units eats up a ton of profit and cash flow. (impossible to reinvest and grow when paying that money to someone else)

I opted not to get in to that sort of thing here. I have been focusing on the airline flying etc. Over the last year or two, I have come to the conclusion that no matter what we can do here financially, it is good business to have a back up. Like Scambo has said, do something you love. For anything to be successful, you have to be willing to put your all in to it. It means working when the work needs to be done, not when you have "time" for it. There are plenty of opportunities out there that anyone who is willing to work hard and dedicate time and effort to, can make successful.

The options I am looking at now range from 30-150 employees. That is a big responsibility, and not something anyone should take lightly. People will depend upon you and your commitment to fulfill their family's needs.

Now that is an idea. I know a guy that owns antique shops and does quite well because people rent out all of the space from him. He gets a cut of the sale and rent. Not my thing, but another idea.

Construction is a good deal if you know what you are doing. Good markup and overhead can be very manageable.
