For something so simple not sure why I didn't think to check earlier. Doh! Anyway, I haven't found a hardship clause or anything but it does say that we can terminate early if we give 60 days notice then pay for the remaining two months plus any damages. That's not so bad. Better than paying the remaining 11 months!
