That is all great and I think the general take away from your post is that things are great now - and I generally agree, they are pretty good.
But lets remember - all those big numbers you are tossing about above especially the 16% DC are needed to pretty much replace the 60% DB that is gone. And you are basically comparing now with 2007 which was basically the nadir of the industry.
All in all - things are pretty good, but maybe not as great as you portray them to be.
