An average dated house in FloMo is 450k+. Decent houses are 550+. I budget for min guarantee. At 3 year FO pay, no long term debt other than a mortgage from 2018 with a 3% rate, and no kids, we are breakeven, and have no outrageous spending habits. I max out my 401k and IRA and purchase the APA insurance products. Car and home insurance went up 50% and 30% respectively, and property tax rates have gone through the roof. Houses today in the same area are 50% more than what I paid and interest rates are more than double.
I imax and make significantly more than guarantee, but it isn’t prudent to budget for more, especially as a reserve.

I understand you like to plan conservatively and I commend you for that but don't be here claiming "you can't afford it" you're just not comfortable with that amount and that's a personal decision not the math just not working out.

73 hours at 3rd year pay is 17,155 which assumes no extra soft money. After taxes and contributing enough to max out your 401k leaves 10,662 dollars per month take home.

the math doesn’t include interest or escrow payments for insurance and tax. Sure, just the principal is under $3k. With interest and escrow payments, it’s more like $5k

Again, it is doable. It would be reasonable if selling a prior house with significant equity but otherwise it would put one in a very precarious situation. It isn't going to be a new house for that price either so what about repairs, broken appliances, etc?

yes it did, and it included 8 CLT 320 spots again. I am part of the 12/10 class and these CLT opportunities have taken me by surprise. I was really wanting the 737 but the chance of not having to commute after training is too tempting. I suppose my question is (and I know none of this is an exact science), how long would one of you guess I would wait before 737 CLT would be available? The next question is about upgrade: does your eligibility for upgrade depend on a certain number of hours on type? And how long are you locked on type?

A 550k house is affordable for a 3rd yr FO—especially with how cheap everything else is in DFW.

CLT 737 is one of the most if not the most senior NB bud status at AA. 1 year seat lock for new hires (can withhold up to 1 year beyond that) 2 years for everyone else. Not sure about hours, you’ll have plenty assuming you don’t go on extended leave.
